  • Prepare a comprehensive COMPUTERIZED MARKET ANALYSIS on the property.
  • Install yard sign and appropriate riders.
  • Advertise your home on Cable Television with Tri-County coverage in Full color reaching over 600,000 households for maximum exposure.
  • Prepare a Full Color Brochure on your home with complete details. We also send the brochure to over 12,000 local agents in my private e-mail database.
  • Promptly enter the property in the Miami-Dade County Multiple Listing Service (MLS).
  • Post your listing on the INTERNET including Realtor.com and many other major web sites.
  • My Web Site is registered with over 530 different search engines worldwide! Easily found on AOL, GOOGLE, MSN and YAHOO to name a few.
  • For homes over certain price range, a "Virtual Tour" will be posted on the internet which is a 360° video of your home interior and exterior along with still photos for easy view.
  • Explain the home-selling process in detail.
  • Produce Full Color home feature sheets and photo postcards for the property and mail out to your entire neighborhood area, local brokerage offices and my buyer database.
  • Open House will be scheduled to your convenience and optional to each seller requirement.
  • Enter your home in my EXCLUSIVE "Hot Line" 24 hour voice response system in BOTH English and Spanish languages. (Test it at: 305-358-4110)  24 hours/day!  By Code or Address!
  • Install a secure lock box to facilitate ease of showing with your permission. I use electronic satellite controlled units and manually operated lockboxes for ease of use by other agents. Seller option of course.
  • Advertise your home in the Real Estate Magazine in Full Color with Photos. You will have copies of all advertisements and marketing materials..
  • Write and place classified advertising in various newspapers including the Miami Herald, Sun Sentinnel and Palm Beach.
  • Involve the homeowner to maximize marketing position.
  • Review your property's features with other Keyes agents and agents in my network.
  • Notify residents of the surrounding area that the property is for sale via direct mail. I mail out 500 listed cards.
  • Notify the outstanding agents in other real estate Companies about the property. 
  • Canvas centers of influence to locate prospects.
  • Monitor listing and sales activities to maintain competitive position in the marketplace and keep you the seller informed at all times.
  • Analyze ALTERNATIVE ...FINANCING PLANS for prospects. I have many lenders that offer excellent finance programs depending on the buyer qualifications. 
  • Calculate HOMEOWNER'S ANALYSIS and provide estimated closing costs and net proceeds. 
  • I  follow-up on all showings to obtain prospects' reactions and report to you. I keep track of all activity and market changes.
